Spring Checklist


Property Managers have been PCM Services’ primary focus for more than two decades. Our long relationship with Property Managers and the fact that several former property managers serve on our team has provided us the experience, and framework to develop a seasonal checklist. We hope this list is helpful when thinking about repair & maintenance needs, and priorities for your property throughout the year.

SPRING – March to May

  • Review budget to see what projects are required to be performed in the Summer
  • Obtain bids, choose contractor and schedule window washing
  • Walk roof with contractor looking for potential problems and cleanliness
  • Inspect electric and sprinkler Rooms for cleanliness
  • Inspect vacancies for any issues and cleanliness as well as determine what needs to be done in order to return it to a vanilla shell for leasing purposes
  • Walk with contractor to look at parking lots and garages for asphalt and concrete repairs, obtain bids, choose a contractor and schedule work
  • Walk Property to see if any exterior Paint work is required.  Contact contractors to provide bid, choose contractor and schedule  work.
  • Walk Property to check for any loose, missing or damaged downspouts or gutters.  Contact contractor to provide bid, choose contractor and schedule  work.
  • Walk Property to see if any caulking or tuck pointing is required.  Contact contractor to provide bid, choose contractor and schedule  work.
  • Walk Property to see if any signage or bollards are in need of repair or replacement.  Contact contractor to provide bid, choose  contractor and schedule  work.
  • Walk property to see if any concrete parking stops are in need of being re-secured or replaced.  Contact contractor to provide bid, choose contractor and schedule work.
  • Obtain bids, choose contractor and schedule power washing work
  • Obtain bids, choose contractor and schedule pavement marking, seal coating and crack fill work
  • Perform monthly lighting inspection to make sure all lights are lit properly
  • Install seasonal décor
  • Review pest control program and walk with technician to make sure your program is being effective
